India's REITs in Q1 FY27: Payouts, Growth Drivers and What to Watch in Q2
Six listed REITs distributed ₹3,136 crore in the April-June quarter. Here is what drove the numbers, how much of the growth was organic, where yields stand and what to look for when the next results arrive.
📊 Direct Answer
India's six listed REITs distributed ₹3,136 crore to more than 485,000 unitholders in Q1 FY27, against ₹1,559 crore a year earlier, though that comparison covers four REITs against six. Distribution per unit rose between 5% and 15% where a comparison was given. Growth was led by Global Capability Centre leasing and, for Brookfield and Mindspace, by acquisitions. Yields ranged from 4.8% to 6.3% on 24 September 2026.

| Measure | Q1 FY27 (April-June 2026) | Worth knowing |
|---|---|---|
| Distributed to unitholders | ₹3,136 crore | Up from ₹1,559 crore a year earlier, but the year-ago figure covers four REITs and this one covers six, so the rise is not like-for-like |
| Unitholders | More than 485,000 | Reported by the Indian REITs Association (PTI headline says nearly 500,000) |
| Distributed since inception | Over ₹34,800 crore | Across all listed REITs |
| Gross assets | Over ₹3.17 lakh crore | As of the June quarter |
| Space managed | Over 214 million sq ft | Grade A office and retail |
| Listed REITs | Six | Bagmane Prime Office REIT joined on 14 May 2026 |
The headline that payouts "doubled" is true as arithmetic and misleading as a trend. Two of the six REITs did not exist as listed trusts a year ago, so most of the jump is new names joining the count. The better question is whether each trust's own distribution per unit (DPU) is growing, and that is what the scorecard below shows. For the full per-REIT detail, see our six-REIT comparison.

|---|---|---|
| Embassy | 6.31 (+9%) | NOI +17% to ₹1,020 crore; 1.3 million sq ft leased, 81% to GCCs; ₹3,045 crore of debt raised at a blended 7.46% |
| Mindspace | 6.67 (+15.2%) | NOI +27.8% to ₹788 crore, helped by acquisitions; committed occupancy 95.8% on the core portfolio, 92.1% including new assets |
| Brookfield | 5.60 | NOI ₹757 crore against ₹499 crore, but same-store NOI +8%; ₹2,600 crore QIP in April; proposed BKC acquisition |
| Nexus Select Trust | 2.442 (+10%) | Tenant consumption ₹3,850 crore, +17%; LTV 18%; AAA/Stable rating |
| Knowledge Realty Trust | 1.70 (+5% vs Q4) | ₹752 crore declared, the largest in absolute terms; occupancy 93%, up 100 basis points in the quarter |
| Bagmane | 1.50 | First distribution, for a full quarter although listed mid-way; committed occupancy 98.7%, LTV 4% |
DPU is distribution per unit. Percentages are against the year-ago quarter unless stated; Knowledge Realty Trust's is against the previous quarter, and Brookfield's release did not give a year-ago comparison. Source: each REIT's Q1 FY27 results release or presentation; see the list at the end.
Five Themes From the Quarter
1. Global Capability Centres are doing the leasing
Embassy said 81% of the 1.3 million sq ft it leased in the quarter went to GCCs. The market data points the same way: across the top seven cities in the first half of 2026, office absorption was 27.4 million sq ft against 22.2 million sq ft of new completions, average vacancy was about 15%, and GCC leasing rose 22% to a record 19.2 million sq ft (Business Today). Demand that exceeds new supply is what supports rent growth, so this is the single most important driver for the office REITs.
2. Some of the growth was bought
Brookfield's NOI jumped from ₹499 crore to ₹757 crore, but same-store NOI grew 8%, and the gap is acquisitions. Mindspace's 27.8% NOI growth likewise includes new assets. Acquisitions can be good for unitholders if they are bought at attractive yields and funded sensibly, but they are not the same as organic rent growth. When you compare REITs, ask for same-store figures.
3. A new name, and a clean balance sheet
Bagmane Prime Office REIT debuted on 14 May at ₹100 per unit, raising ₹3,405 crore. Its first distribution of ₹1.50 per unit covers a full quarter even though it was listed for only part of it, so it is not a clean run-rate. It reported 98.7% committed occupancy and a loan-to-value (LTV) ratio of 4%, but with six parks in one city it is the least diversified of the six.
4. Money is available, and it costs about 7%
Embassy raised ₹3,045 crore of debt at a blended 7.46%, and Nexus reported a 7.2% cost of debt. Brookfield raised ₹2,600 crore through a QIP in April, which is equity, and RBI has allowed banks to lend to REITs on the same footing as InvITs (Vinod Kothari). Cheap, plentiful funding helps acquisitions. It also means distribution growth now depends on spreads between what assets earn and what debt costs, not just on occupancy.
5. Retail is the quiet diversifier
Nexus Select Trust, the only listed retail REIT, reported tenant consumption of ₹3,850 crore, up 17%, with an 18% LTV and an AAA/Stable rating. Its DPU of ₹2.442 rose 10% year on year. It follows consumer spending, not corporate hiring, which is why it behaves differently from the five office REITs.
Where Yields Stand
| REIT | Distribution yield, 24 September 2026 |
|---|---|
| Brookfield India REIT | 6.3% |
| Knowledge Realty Trust | 5.8% |
| Embassy Office Parks REIT | 5.8% |
| Nexus Select Trust | 5.5% |
| Mindspace REIT | 4.8% |
| Median of the five | 5.8% |
Source: Business Today's trading-comparables table, 24 September 2026, which covered five REITs and gave no figure for Bagmane. Yield moves inversely with unit price, so recalculate it from the latest distribution and the current price.
A spread of 4.8% to 6.3% means REITs yield roughly what investment-grade bonds do, with the difference being that distributions can rise or fall and unit prices move every day. Business Today also notes that REITs trade at significant valuation multiples and are not equivalent to fixed-income products.
Policy and Tax Backdrop
- Equity classification. From 1 January 2026, SEBI treats REIT units as equity-related instruments for mutual funds and SIFs, while InvITs remain hybrid. SEBI said REITs could be considered for equity index inclusion only after 1 July 2026.
- Dividend component. The Taxation and Other Laws (Amendment) Act, 2026 removed the condition that the distributing SPV must not opt for the concessional tax regime, so dividend distributions are exempt in the unitholder's hands. Mondaq reports assent on 17 August 2026 and application from 1 April 2026. Interest, rental income and capital gains are still taxed; see our REIT taxation guide.
- Lending. Banks can now lend to REITs, as they can to InvITs.
What to Watch in the Q2 FY27 Results
The July-September quarter's results are due over the coming weeks; check each REIT's filing calendar. This is our checklist for reading them, not a forecast.
- Same-store NOI. Is growth organic, or acquired? Brookfield and Mindspace are the two to read carefully.
- DPU against guidance. Embassy reaffirmed FY27 DPU guidance of ₹27.0 to ₹28.6. If that is read as a full-year total, Q1's ₹6.31 annualises to about ₹25.2, so later quarters have to be higher. Watch whether Q2 steps up.
- Bagmane's first run-rate quarter. Compare its next DPU with the ₹1.50 first payout, since Q1 covered a full quarter though the REIT was listed for part of it.
- Occupancy on a like-for-like definition. Embassy reports by value, others report committed occupancy. Compare each trust with its own previous quarter.
- Cost of debt. With Embassy at 7.46% and Nexus at 7.2%, a change in refinancing costs flows straight into DPU.
- Supply and GCC demand. Is absorption still ahead of completions, and is GCC leasing holding up?
- Brookfield's BKC deal. Does the proposed 50:50 acquisition complete, and how is it funded?
What This Means for an Investor
Nothing here is a call to buy or sell any unit. The quarter shows a sector with strong office demand, plenty of capital and rising distributions, and also one where headline growth mixes organic and acquired income and where yields are only a little above bonds.
